Newer homes, salt air and a warranty question
Half the houses in Apollo Beach went up in 2010 or later, and the median home was built in 2010 (Census ACS, 2020 to 2024). A lot of them back onto canals that open into Tampa Bay.
Call Tampa Roofing Guys about an Apollo Beach roof, a canal-front leak or a 1970s house ready for a new one, and a local roofer handles the job itself. Before you compare quotes, though, know how far the house sits from salt water. It decides what a metal roof warranty will and won’t cover.
Metal near the water: read the distance rules
Metal roof warranties can carve out houses near salt water. Drexel Metals’ 25-year Galvalume warranty is one example: to stay covered, the house has to sit at least 1,200 feet from a large bay like Tampa Bay and 600 feet from canals and marshes. A house on a canal is inside that 600-foot line by definition. Other manufacturers set different distances, so the panel named on the quote matters as much as the price.
Before you choose metal for a canal or bayfront house:
- Ask which manufacturer, panel and warranty the quote is built on.
- Get the warranty’s coastal exclusion in writing, with the distance that applies to your lot.
- Ask what maintenance the warranty expects near salt water.
If you live in an HOA neighborhood and want to switch materials, Florida’s HOA statute limits how far a board can go in refusing a roof built to hurricane standards, though it can still require a uniform look. Roofs from the 2010s, and the older houses
About 37% of Apollo Beach homes were built in the 2010s, so most of those roofs are now 7 to 16 years old. A roof inspection now gives you a record of its condition, which makes later storm damage easier to show as new.
The older houses are a different job. About 11% went up before 1980, most of them in the 1970s, and Citizens wants a 4-point report before it writes a house more than 20 years old. On a house permitted before the Florida Building Code, a re-roof also means bringing the deck nailing up to current standards and adding a secondary water barrier. Townhomes and association roofs
About one home in ten here is attached, a townhome or villa sharing walls with the next unit. On those, the association may own and replace the roof, and its rules can set the material and color. Sort that out before you collect quotes; the questions to ask an association about a shared roof apply here too. The community is unincorporated, so whoever does the work pulls the permit from Hillsborough County.
Evacuation zones moved for 2026
Hillsborough redrew its evacuation zones for the 2026 season using new NOAA surge data. Zone A now reaches farther inland in Apollo Beach, and inland Apollo Beach south of Big Bend Road moved into Zone E, where it had no zone before. Look up your address on the County’s HEAT tool.

Water was the bigger story here in 2024. Bay News 9 reported Helene flooding of 4 to 7 feet in places from Apollo Beach north to downtown Tampa.
