Roof Help for New and Older Wimauma Homes

New roof, first problem? Sort out whether the builder, the installer or the shingle maker owes the fix, then get a roofer out to look.

Most Wimauma roofs are still young

The median house in Wimauma was built in 2016, and four out of five went up in 2010 or later (Census ACS, 2020 to 2024). More than a quarter are from 2020 on. Building hasn’t slowed: a 1,816-home project was approved on a former sod farm just south of SR 674 in 2023, and in September 2026 the developer of Berry Bay filed plans for 436 more homes there. Berry Bay and Balm Grove are among the subdivisions filling in along US 301, SR 674 and CR 672.

So the roof problem here usually isn’t age. It’s a roof a few years old with a leak over a bedroom, shingles lifted in a storm, or a builder who hasn’t called back. Tampa Roofing Guys finds a roofer for those jobs, and for the smaller group of older houses and manufactured homes.

Who to call first about a problem on a newer roof

Two of those can overlap. Some shingle warranties include wind coverage, so wind damage on a newer roof can raise a warranty question as well as an insurance one. Your insurer or agent answers the policy side.

What a shingle warranty covers, and what it doesn’t

Shingle warranties are built around defects in the product. CertainTeed’s SureStart period, for example, pays for material and labor on manufacturing defects for the first 3, 5 or 10 years depending on the shingle line, with reduced coverage after that. Wind coverage has its own limits: GAF’s standard warranty covers wind up to 130 mph only when the shingles were put on with its special installation method.

Mistakes in how the roof was put on are a separate question. Coverage for installation work comes from the installer, or from the top-tier manufacturer warranties sold only through contractors the manufacturer has certified. A builder roof may carry neither beyond the builder’s own warranty.

So before you call anyone, find out from the builder:

  • Which shingle line is on the roof, and which warranty tier came with it
  • Which roofing company installed it, and what workmanship coverage they gave
  • Whether the special wind installation was used, if you’re relying on wind coverage
  • Whose name the warranty is in

The first storm on a new roof

A new roof isn’t storm-proof. FEMA’s building performance team after Hurricane Michael in 2018 reported poor shingle performance on houses built under the Florida Building Code, and studies of Florida homes traced wind failures to shingles that never fully sealed down. Milton’s 2024 gusts topped 80 mph over most of Hillsborough, and a gauge southwest of Wimauma recorded 7.47 inches of rain.

After a storm, look from the ground and from inside. Shingles in the yard, bare patches on a slope, or a new stain on a ceiling all need a roofer’s eyes and dated photos. The storm damage steps cover the hurricane deductible and the order to do things in, and a small leak can go straight to roof repair once the warranty question is settled.

Older homes and manufactured homes

About 5% of homes here predate 1980, and roughly 7% are manufactured homes (that last figure has a wide margin). These are a different job from the subdivisions. A roof installed before the 2007 Florida Building Code falls under a County rule: replace more than a quarter of it in any 12 months and the whole roof or section has to be brought to current code, which can turn a storm repair into a re-roof. Hillsborough or Manatee County?

ZIP 33598 crosses the county line. About 8% of its land is in Manatee County, so a Wimauma mailing address isn’t always a Hillsborough address. The Wimauma community itself is unincorporated Hillsborough, where the County issues roof permits through HillsGovHub. A 33598 house on the Manatee side permits with Manatee County. Can I hire my own roofer while the builder's warranty is still active?

You can, but read the warranty first. Builder warranties set out how a defect has to be reported and who makes the repair, and outside work on a covered item can complicate a claim later. If you go ahead, keep the roofer's written findings and photos so the builder can see what was found.

I bought my Wimauma house from the first owner. Does the shingle warranty pass to me?

Maybe, and often with limits. Transfer rules differ by manufacturer: CertainTeed, for one, lets SureStart coverage pass from the original homeowner to the next owner during the SureStart period. Ask the seller for the warranty paperwork, find out which shingle line is on the roof, and read the transfer section before you count on the coverage.

How do I find out who installed the roof on my house?

Ask the builder's warranty department in writing which roofing company did the work, which shingle line went on and which warranty applies. Keep the answer with your closing papers. The County's permit records for the address can also show the permits pulled when the house was built.
