A second roof on a house you’ve owned for years
Seffner is mostly owner-occupied houses, and plenty of them have some age. If the roof has already been replaced once, the date of that job decides a lot: how your insurer looks at it, whether a big repair can stay a repair, and what the next re-roof has to include.
When did the current roof go on?
Start with paperwork you might already have, like the contract or invoice from the last roof job, or closing papers if you bought the house after it was done. If none of that turns up, the permit has a date on it. Hillsborough County’s online permit records reach back to 2005, and looking up past roof permits shows how to search them.
The year that matters most is 2007. A roof that went on before the 2007 Florida Building Code can turn a large repair into a full replacement under the 25% rule, while a roof installed under 2007 code or later only needs the repaired part brought up to code. So a 1978 house wearing a roof from 2004 and the same house wearing one from 2012 are two different jobs.
The date also matters to your insurer once the roof gets past 15 years. A roof certification is how a roof that age shows it still has life left.
What a re-roof adds on a 1970s or ’80s house
When the old roof comes off a wood deck that was permitted before the Florida Building Code existed, current code calls for re-nailing the deck to a tighter pattern and adding a secondary water barrier. Seffner, Mango or Thonotosassa on the envelope, same permit office
The 33584 ZIP is a lot bigger than Seffner. By land, 47% of it falls in the Thonotosassa census area, 19% in Seffner, 17% in Mango and 12% in Brandon. None of those is an incorporated city, so wherever the house sits in that ZIP, the roof permit goes through the County’s HillsGovHub portal. There’s no city-or-county question to sort out first, the way there is in Plant City.
Manufactured homes in 33584: rule out the ducts
About one home in eight across 33584 is a manufactured home, and in the Thonotosassa census area the share is 39.2%. If a manufactured home has damp ceiling panels or soft spots but nothing drips when it rains, the roof may not be the cause. Florida Solar Energy Center research on manufactured homes traced severe moisture damage to humid air pulled in through leaky ducts under the floor or in the attic.
Before paying for roof work on a stain like that, have the ductwork checked. Ceiling stains with no roof leak lists the other usual causes.
