Start with what you can see. Water inside means repair, and today if it’s still raining. Damage right after a storm means storm damage, because the insurance steps come first. Questions before you call

Is it a repair or a replacement?

Age and extent decide most of it. A leak on a roof with years left is usually a repair. Widespread granule loss, curling, soft decking or an insurer refusing the roof push it toward replacement. In Florida, a big repair on a roof older than the 2007 code can also trigger a full code upgrade.

Do I call for an inspection or a repair?

If water is getting in, ask for the repair and the roofer will inspect as part of it. If nothing is leaking and someone (an insurer, lender or buyer) wants paperwork, ask for the specific form they named. The roof inspection page lists them.

What if I don’t know what kind of roof I have?

Say what it looks like from the street: flat strips, curved or flat tiles, metal panels, or a flat roof on part of the house. The roofer confirms it on site. The permit record for the address often shows the roof type and the year it went on.
